Position Description:
The City of Lexington is accepting applications for the non-exempt full-time position of facilities maintenance technician. This position performs difficult skilled and semiskilled work related to the maintenance of the City's municipal buildings, facilities and assorted infrastructure. Position also plays a significant role in assisting with preparations for various community activities and events. The successful applicant will be required to undergo a criminal background check, DMV motor vehicle record check, and drug screening.
Essential Functions/Typical Tasks:

Performs general building maintenance activities to include rough and trim carpentry; floor, ceiling, and wall repairs; interior and exterior building surface preparation, painting, and finishing. Masonry and block and repairs; repairs to roof, gutters and downspouts; repairs to building handrails: and repairs to exterior fencing or fence enclosures;

Performs troubleshooting and repair of existing, or the installation of new, plumbing, mechanical, and electric systems or system components, fixtures, and appurtenances. Tasks may include, but are not limited to, installation of, or the repair of, toilets, sinks, faucets, and valves; electrical circuits, breakers, switches, receptacles, light fixtures, light ballasts, and motors; low voltage digital or analogue communication systems; and basic maintenance and repairs to heating, ventilation, air conditioning, and refrigeration mechanical systems;

Performs maintenance and repair work pertaining to the City’s traffic signals, to include trouble shooting operational problems, setting system timers, replacing signal fixtures, replacing and repairing signal loops, and locating signal loops for Miss Utility clearance;

Performs work pertaining to the seasonal opening and closing of the City’s public pool;

Performs repairs to building furniture and appurtenances, including the assembly and installation of new furniture;

Schedules, monitors and records the work of contractors performing repairs to municipal buildings and facilities;

Schedules, monitors and records self-performed building inspections and third party inspections, such as for elevators, boilers, pests and termites, and fire extinguishers;

Performs work pertaining to banner installation and removal, city wide holiday decoration installation and removal, and community event support, to include traffic control and other services;

Capable of operating a variety of large and small construction vehicles or pieces of equipment.

Assists with the establishment of general maintenance schedules, keeps cost records, orders supplies and prepares reports;

Assists with snow and ice removal;

Performs related tasks as required.
Knowledge, Skills, and Abilities:
Thorough knowledge of the practices, procedures, tools, and equipment pertaining to the maintenance of municipal buildings and facilities; thorough knowledge of the occupational hazards and safety precautions associated with this type of work; ability to work independently; ability to prepare reports, drawings, and sketches; ability to communicate effectively orally and in writing; ability to diplomatically interface with the general public; and the ability to establish and foster effective working relationships with coworkers, supervisors, and officials. This position requires basic computer skills.
Education and Experience:
Any combination of education and experience equivalent to graduation from high school and considerable experience in the trade skills described in the essential functions/typical tasks.
Special Requirements:
Possession of a Commercial Driver's License (Class B) valid in the Commonwealth of Virginia, or the ability to obtain the same within ninety (90) days of start of employment, and be insurable through the city’s insurance carrier. Must consent to and successfully complete pre-employment national Background Screening, Drug Testing, and Virginia Department of Motor Vehicles Driving Record check as a condition of employment. The position is on-call outside normal working hours. Employee may be called outside of normal working hours; therefor, the employee must possess a cellular or landline phone.
Physical Requirements:
This is heavy work requiring the exertion of 100 pounds of force occasionally, up to 50 pounds of force frequently, and up to 20 pounds of force constantly to move objects; work requires balancing, stooping, kneeling, crouching, reaching, standing, walking, pushing, lifting, and grasping; vocal communication is required for expressing or exchanging ideas by means of the spoken word, and conveying detailed or important instructions to others accurately, loudly, or quickly; hearing is required to receive detailed information through oral communications and/or to make fine distinctions in sound; visual acuity is required for depth perception, night vision, peripheral vision, visual inspection involving small defects and/or small parts, use of measuring devices, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, and atmospheric conditions. The worker may be exposed to bloodborne pathogens and may be required to wear specialized personal protective equipment.
